Overview

A Grade II listed farm building on the edge of Topsham, carefully restored and given a new working life as a café — historic brickwork and stepped gables repaired, with a calm, vaulted dining hall built inside the old shell.

Scope of Work

Full restoration of a Grade II listed farm building and its conversion to a working café: masonry and roof repairs, new glazed openings formed within the existing brickwork, a vaulted dining hall, a commercial servery and kitchen, and a courtyard terrace.

Client Objective

To give a redundant listed farm building a sustainable new use — keeping the brickwork, gables and roofscape readable and intact while creating a bright, welcoming café that serves the town.

Challenges

Listed consent required every new opening and every service run to leave the historic fabric undamaged and clearly readable. A working commercial servery and kitchen had to be fitted within a structure that was never built to hold them.

NOOR's Solution

All new work is quiet and reversible: frameless glazed openings set within the existing brickwork, a vaulted limewashed dining hall, and a freestanding stainless-steel servery that touches nothing historic. New wiring, plumbing and ventilation run through new floor and ceiling zones, leaving the old walls exactly as found — repaired, but honest.
